Spent 5 years living on Canvey seafront. 2002 - 2007. As a first time buyer i Couldn't afford to buy in benfleet. Got no problem with Canvey at all. Gets a bum rap but it's ok.
The biggest difference is the ease of travel in benfleet. Station fairly close and you don't have the crawl getting on and off in rush hour.

All my cousins grew up on Canvey and currently have a house and a flat rented out to DSS.
I'd hazard a guess the tenants are ethnic.
Nothing wrong with Canvey though, an absolute West Ham strong-hold as most of them are originally from the east-end.
A proper throw back to England in the 80s and early 90s in terms of demographic breakdown and I'll be honest and say it's good to see.

Benfleet - good pubs in the village, good schools, good curry houses, good countryside walks, good connections to London - all in all a great place to live.

From Benfleet and just moved back. Get good value for money and on the grand scale of things it's a decent place.
Can't really think of any off limits areas to be honest.

NS, see what its like in 5 Yeats mate. Rents in London mean the councils will happily weigh out housing benefit on a gaff in cheap parts of Essex and compared to rental prices in London Canvey will be much cheaper.

From Purfleet to Grays and through to Tilbury its like little Lagos - It's soooo vibrant.
Suppose its only a matter of time until they find their way to Benfleet, Canvey and Leigh.
